Research — the North East Rent Map

What the rent
actually is,
street by street

Portal asking rents run 11–15% above achieved rents at town level, and 30–40% above on individual streets. We screen every deal against evidence, not against asking prices.

Method

How the numbers
are built

Covering the whole North East, the map is built district by district from two things: the rents being advertised there now, and the prices homes actually sold for. Each rent shows how many listings sit behind it, because portal asking rents run consistently ahead of what tenants sign for — a rent is only ever as good as the evidence underneath it.

Each district carries a gross yield. Gross yield is annual rent divided by purchase price, and it deliberately ignores financing, so it is comparable across areas. The cost model behind the net figures assumes:

  • 25% deposit, 75% loan at 5%
  • 10% management
  • £40 insurance per month
  • £193 per month running costs
  • 5% SDLT, £1,500 legal, £1,000 survey
  • £3,500 sourcing fee

Those are assumptions, and they are named so you can change them. The published yields are gross and do not depend on any of them.

Where a district has no reliable rent evidence, it is marked as such rather than estimated. A number we cannot evidence is worse than a gap.

Advertised rents, not agreed rents. Where a town is not listed, we do not yet have enough listings to publish a number — and we would rather show a gap than a guess.
