The terms
of the search

Last updated: 29 October 2026

1. Who we are

Mike Bells is a property sourcing business operating in North East England. You can reach us at kola@mikebells.co.uk.

2. What we do

We identify properties, verify the numbers behind them, negotiate with the seller or their agent, and guide a purchase through to completion. We act for you, the buyer — not for the seller.

3. Fees

  • Search fee — £500, payable up front. It is credited against the sourcing fee at completion, and refundable if a property is not as we described it.
  • Sourcing fee — £3,500 to £10,000, agreed in writing before the search begins and payable on completion. We are not VAT registered, so no VAT is charged.

No other charge is made without your written agreement first.

4. What we do not promise

We do not guarantee that a property will achieve a particular rent, yield, valuation, refinance or resale price. Figures we send are evidence or clearly labelled estimates, and property values and rents can move. You must take your own legal, survey, mortgage and tax advice.

5. Your part

You agree to give us accurate information about your budget, funding and timescales, to respond within a reasonable time when we send a deal, and to tell us promptly if your circumstances change.

6. Offers and viewings

We do not offer a property to you on terms you have not agreed. Where a reservation fee applies, it is agreed before any viewing is booked, and the property is chosen before terms are discussed.

7. Ending the search

Either side can end a search in writing. If we have not found a property that fits your brief, the search fee is refundable in the circumstances set out in clause 3.

8. Complaints

Write to kola@mikebells.co.uk with the details. We will acknowledge it promptly, investigate fairly and give you a written outcome. See the compliance page for the full process.

9. Governing law

These terms are governed by the law of England and Wales.
